197A Plan for the Waterside Area of Community Board 6

The Capstone team was asked by Community Board 6 to develop a comprehensive 197A plan for the Waterside Area. The Waterside Area extends from 34th street to 42nd street and from 2nd Avenue to the East River. The Waterside Area represents one of the largest parcels available for development in Manhattan thus it is extremely important to Community Board 6. The Capstone team studied the existing conditions of the neighborhood and created potential development plans for the re-use of the Waterside parcels. Included in these potential plans was new construction as well as historic preservation elements. The intensity and mix of uses discussed will have significant impacts on the existing Tudor City and United Nations neighborhoods. The land use committee of Community Board 6 plans to incorporate the Capstone team’s 197A plan into their own and will present the combined plans as an overall development proposal to the development company overseeing the Waterside Area.
